Singapore: The Additional Housing Grant

In Singapore, there are several government housing subsidies that subsidize the purchase of a new or resale HDB (Housing and Development Board) flat, including the regular market subsidy and the Central Provident Fund (CPF) housing subsidy. In addition to these, there are two subsidies to highlight: the Additional Housing Subsidy (AHG) and the CPF Special Housing Subsidy.

This article is going to cover the former.

The Additional Housing Grant is a grant available to buyers of new and resale HDB apartments. In essence, it offsets the purchase price of a new or resale Housing Development Board apartment, which, in turn, reduces the home loan the potential buyer must take out.

First introduced in March 2006 and then enhanced in 2007 and 2009, the AHG was designed to help citizen families with stable incomes purchase their first HDB apartment.

Below is a history of the changes made to the AHG since its implementation.

For households under S$1,500, the AHG was S$20,000 in 2006, S$30,000 in 2007, and S$40,000 in 2009. S$35,000 in 2007 and S$35,000 in 2009. For a monthly family income between S$2,000 and S$2,500, the subsidies were S$10,000 in 2006, S$20,000 in 2007 and S$30,000 in 2009. In 2006, a family income of S$2,500- 3,000 per month was the highest in terms of AHG eligibility, with applicants receiving S$5,000 in housing grants. In August 2007, the AHG changed the income limit to S$4,000, with a S$10,000 grant for households with income between S$3,000 and S$3,500, and a S$5,000 grant for those between S$3,500. and S$4,000. However, February 2009 came with new changes that brought the limit to S$5,000, with a subsidy of S$10,000 for households with a monthly income of S$4,000-4,500 and one of S$5,000 for households with income between S$ 4,500 and S$4,500. 5,000 Singaporean dollars.

The two main benefits of this subsidy are its assistance in reducing the required loan and the lack of need for cash to pay the monthly fee. However, the AHG can only be used for the purpose of buying a new apartment or reducing the mortgage loan.

To apply for an Additional Housing Grant, the buyer must complete the AHG Application Form provided when reserving an apartment. The form must be submitted along with documents proving continuous employment for the past year, as well as income amounts.
