You Can Buy A House With Less Than A Thousand Original Investment

A second cousin of mine said she wanted a house. She knew how she could get one even though she was only twenty. I know it seems a little far-fetched to think that a 20-something with a normal job could finance a house. But it is not, and I know it, because I financed one back in 1982, when I was 18 years old. She was almost 19.

I bought mine on March 17 and turned 19 on May 13, 1982. So I knew it was more than possible. He knew that a person could get a house from a government agency if they could only prove employment, citizenship, and could not finance with a regular source of housing financing. He had done this at a young age and knew it from experience.

I told her this story and she knew it was true because she was in contact with my relatives. I didn’t own a home when she was looking and I don’t have one now. The reason I don’t own a home through this agency is because you can’t be a felon, which I am. In fact, I became a criminal when she was buying the house. The day I was sentenced, this government agency foreclosed on my house that day. You cannot have a felony conviction to qualify as you now know.

She got too anxious to buy a house and at the same time she was scared. She wanted him to hold her hand, so to speak, through the process. It’s scary when you’re young and realize it’s possible to own your own home. She kept asking me questions that led me to believe that she was trying to disprove the system, while at the same time she didn’t want me to tell her that she wasn’t. I realized that I had to go with her and gave her an ultimatum, she had to deal with the situation on her own, but I would be there to oversee her conversation with the agency.

We entered the building and she asked the employee behind the counter stating the problem directly. She sounded like she was telling the employee that she was making the rules. The clerk gave her some paperwork to fill out and told her that she probably didn’t qualify. She had a doubt in her head because I had bought mine in the same way, but 25 years before. Then the lady said no, basically on a few other issues, which she had told her to bring up on the original visit.

I finally stepped in, told the lady that worked at the desk of this state agency that she was wrong and that I wanted to talk to someone who knew about this system. A man entered the conversation immediately. He said that I was right and that she would certainly qualify. I then went on to reiterate a few more points that he agreed with. My second cousin was amazed. She now she had heard from the mouth of the horses. She was going to be able to buy a house.

We got back to the car and she filled out the paperwork in the car. She then she went back in and the lady went through everything and approved the initial forms. She then told my cousin that she would receive more material in the mail in a few days. She got them in exactly two days. She filled out these forms and she was supposed to submit them, I suggested that she go back to the office and deliver them personally. The office was only a few miles away, so that wasn’t a problem. This would speed up the process by at least three days and maybe up to five days, depending on how the letters were handled in the office.

The same lady was there and she also handled all those forms. She then said that her approval would arrive in the mail within 10 business days. I reminded my cousin, on the way back to the house, that she said thumbs up. My cousin said that she did and mentioned that she said ten business days, making a comparison to one of my sales pitches. She had previously told her that if she did things as I told her, she would be in her own house within three weeks. I then reminded him that we had driven there instead of mailing these forms, and that ten days was the normal protocol for mailing the forms.

Three days later, she received an approval letter from the Farmers Home Administration for the loan amount, which did not exceed $162,500. The letter stated that at any time in the future she was now qualified and able to purchase a home. This meant that if she had already chosen one, she could immediately start on the necessary paperwork to buy her own house. We were only six days into the process and it was already approved.

Now all he needed was money for the security deposit, which in his county was only $740. He did not need a down payment with the Farmers Home Administration. I told her that, and she said that she had already read it and she told me that she knew. Yes, that’s right, a twenty-year-old woman can buy a house with an investment of $740. A male can also do this. Her payments would fluctuate as her income increases or decreases. She had no worries because her lender was the most trusted lender in the world today, the United States of America, for the people and by the people.
